The list of the bank owned homes that came on the market on Long Island during the previous week is updated every week.  Beginning this week, the listings will run from Friday to Thursday.  This will allow the information to be released in time for buyers to plan their weekend.

This week's question is about the offer evaluation process...

Question:     "Will the bank respond to my offer right away?"

Answer:     Usually not.  It is not uncommon for there to be multiple offers on a bank owned property. so the bank takes time to evaluate them all.  Since they are a business, and not a homeowner, the process usually takes a bit longer than an average transaction, but much shorter than a short sale.  It should also be noted that banks are closed on weekends and holidays, so there would be no one to respond to offers outside of normal business hours.

Long Island Homebuyers ~ Buyer Representation = More Homes to Choose From

In the previous post in this series, Long Island Homebuyers ~ Buyer Representation vs. Dealing Directly with Listing Agents,   the advantages of buyer representation and the disadvantages of working directly with listing agents were discussed.  However, there was one aspect of the discussion that was reserved for this post, because it is extremely important for homebuyers to be aware of.

 

Did you know that when you choose to have a buyer's agent represent you in your home purchase, that you have the greatest selection of homes to choose from?  When you deal directly with listing agents, their main focus is to try and get you to purchase the home that they have listed.  Only after you have eliminated their listing, will they then discuss with you what your wants and needs are.  Even then, unless you work out buyer agent representation with them, they will be limited to showing you homes that appear on the Multiple Listing Service (MLS).

 

Please take a look at the home searches that a buyer's agent will use to help find you your ideal home:

 

Multiple Listing Service (MLS) - The majority of homes are placed onto the MLS, and these homes are available for all agents to show to their clients or customers.  However, even though this search can be used by either buyer's agents or seller's agents, there is still an advantage to using a buyer's agent to view homes listed on the MLS. 

There are remarks in the professional MLS that can only seen by REALTORS®.  Anything in the remarks section that doesn't appear in the consumer comments section, must be kept confidential by a seller's agent, whereas a buyer's agent is duty-bound to share any information with you that can give you leverage in your negotiations.

 

 

Exclusive Listings - On Long Island, homeowners may choose to be exclusively represented by one brokerage.  This means that only a seller's agent or broker from that particular brokerage can bring buyers to the home.  However, any buyer that is represented by a buyer's agent, must be allowed to view the home as well. 

As a homebuyer, you have two choices to see exclusive listings.  You can make individual appointments with someone from each brokerage that carries an exclusive listing, or you can work with a buyer's agent to seamlessly mix these homes into the home search.

 

 

Expired Listings - Just because a home didn't sell when it was listed, doesn't mean that the homeowners no longer wish to sell the home.  However, a seller's agent is not going to search these homes for buyers because there is no one to protect their fee if they do so.  This is a great place to do home searches, and this is one that would be difficult for any buyer to do on their own due to the limitations of the public MLS.

Buyers that are introduced to these homes come armed with the knowledge that the homeowner's wanted to sell, but were unable to.  They also will know the price at which the listing expired, the original list price, any price adjustments that were made and how long the home was on the market.  These are powerful tools to have in a negotiation.

 

 

For Sale By Owners (FSBO's) - Selling agents tend to view homes that are being sold privately as "off-limits."  First and foremost, there is no one obligated to protect their fees, but this is not the only reason that a selling agent would not show a FSBO home.  A selling agent is working with customers, and as such, has no client, whereas a buyer's agent is working with their buyers as clients. 

So what is the difference?  The difference is that buyer agents are not subject to the National Do Not Call Registry, but seller's agents are.  If a seller's agent calls a FSBO that is listed on the National Do Not Call Registry, and the mention of listing the home ever comes up, they would be in violation of Do Not Call, and subject to an $11,000 fine per incident.  It's plain to see why a seller's agent would not even want to make the call.

 

 

Non-listed Homes - How can a buyer's agent show you a home that isn't even on the market?  While a buyer's agent cannot just walk into any home, they certainly can make inquiries to homeowners about any home that you are interested in.  This could be for a specific home, or even for a general area.  Since buyers are clients of buyer agents, they can be marketed just like a listing agent markets a home.  This is something that seller's agents cannot do.

Using this approach may afford buyers the opportunity to see homes that are not currently listed, expired or being sold privately.  A homeowner that was thinking about selling may see that there are buyers interested in their home, and look at it as an opportunity to sell their home without having to go through the typical inconveniences that most homeowners must endure.  This works to the advantage of buyer clients as well, because they could end up finding a home and having no competing offers to deal with.

 

 

SUMMARY: 

Buyer clients have the greatest selection of homes to choose from during their home search, because it is their buyer agent's duty to find them the home that best fits their wants and needs.  Buyer customers are limited to the inventory of homes that appear on the MLS. 

Since buying a home is most likely the largest purchase that you will ever make, doesn't it make sense to exhaust all options to find the home that best fits your needs?  A buyer agent will help you do just that!

Remember the Heroes!

Memorial Day has come to signify the beginning of summer for many people, and while it is a time to enjoy family and friends, it is also something much more than that.  The thing about three-day weekends is that they occur so infrequently, so when they do come around, people tend to focus on the social aspects rather than the true meaning of the particular holiday.  This is especially true of Memorial Day, but it doesn't have to be.

 

Obviously, this is being written after the Memorial Day weekend has passed, so there isn't much that can be done about this year, but hopefully this will give people some food for thought in the years to come.  

 

For many years, I treated Memorial Day as a three-day weekend that marked the beginning of the summer.  During times of peace, we tend to forget the importance of this holiday unless we were directly affected by it.  Since I don't know anyone that lost their lives in combat, it didn't have the deep impact on me that many others feel.  However, since 9/11, I have become much more in tune to the importance of our military, and my appreciation for them is immeasurable.

 

This Memorial Day weekend was spent in close proximity to the military, as I took my son into New York City for Fleet Week, and then my family and I spent the day at the beach for the Blue Angels air show.  The stories of my weekend will be detailed in upcoming posts, as they are too lengthy to tell here.  However, there is one event that happened that I thought best fit into this post.

 

While at the beach for the Blue Angels air show, there were protestors lined up along the boardwalk.  I ignored most of them, but the sign that one of them made caught my eye.  Unfortunately, my camera was back at the blanket on the beach, so I couldn't get a shot of it before the protestor left.  The sign read "Air Show = Freak Show," and it went on to mention how wrong it was to support anything that supports the war, but I don't recall the exact phrasing.

 

I found this to be very disturbing, and I think that there are people that are very misguided out there.  Normally, I try to stay away from politics and religion on my posts because I find them to be divisive subjects that can lead to disagreements.  Those that choose to write about politics and religion have every right to do so, and to be proud of their opinions.

 

In my opinion, our military should not be something that we protest against.  Without it, we would most certainly not enjoy the way of life that we do right now.  To me, this is not about being pro-war or anti-war, it's about being a proud American citizen that appreciates what our military does for us.  The men and women that serve us have chosen to do so, and there is tremendous pride in what they do (justifiably so).  What they don't do is decide which country we will go to war with, or which countries will be invaded.  That responsibility falls directly upon the shoulders of our elected officials.  The protests of our military, to me, are very unjust.  The members of the military are doing their part to protect our way of life - nothing more, nothing less.  In fact, it can be argued that without the power of our military, we wouldn't enjoy the freedom of speech that allows for these kinds of protests in the first place.

 

It makes no difference whether you are a Republican or Democrat, pro-war or anti-war, Black, White, Hispanic, Asian or anything else.  The bottom line is that we are all Americans that enjoy certain freedoms because of our powerful military.  Many great men and women have given their lives to protect our freedom, and they deserve to be remembered, especially on Memorial Day.

 

There is nothing wrong with enjoying the three-day Memorial Day weekend.  In fact, I'm sure that the members of the military wouldn't have it any other way.  It would just be nice to take a moment between barbecuing and socializing to honor those that have given their lives for our country.  After all, that is what Memorial Day is really about.  Instead of protesting the men and women that serve our country, perhaps it would be better to thank them for all of their selfless efforts.

 

I, for one, will ALWAYS... "Remember the Heroes."

Long Island Waterfront Homes

Long Island WaterfrontThe great diversity of waterfront homes on Long Island would come as a surprise to many people, including Long Islanders that have lived here their whole lives.  While there are many ties that bind us together, there are also a number of differences that segment us into our own sort of sub-cultures.  The key lines of demarcation are the counties (Nassau and Suffolk), the shores (North and South) and the east end forks (North and South)

 

Although people outside of Long Island tend to lump us together into one group, the fact of the matter is that many Long Islanders are drawn to the areas where they were raised, and would prefer not to live beyond certain lines of demarcation.  While there is definitely some crossover, people raised in Nassau County usually end up staying there, as do people from Suffolk County.  But perhaps the greatest loyalty is determined by the shorelines and the bodies of water that define an area.

 

The Long Island Sound is the large body of water on the northern shores of Long Island, spanning from Queens to beyond the north fork at the end of Suffolk County.  Most of the south shore is situated upon bays (Great South Bay being the largest), although some areas to the south border the Atlantic Ocean. Long Islanders typically gravitate towards the body of water that is closest to where they were raised.  And though it might seem strange to people that don't live on Long Island, each area really does have its own personality.

 

It stands to reason that people living on an island are desirous of having a home on the water, and there are many types waterfront homes on Long Island to choose from.  Though the majority of waterfront homes on Long Island are situated upon a bay or the Long Island Sound, there are also waterfront homes available on harbors, rivers and lakes. Many of the homes near the bays are situated on a navigable canal, which is important to boating enthusiasts that are looking for bulkhead.
